First Children School - $27M Educational Campus Redevelopment

Project Overview
Completed in 2023, the redevelopment of the former Koinonia Academy campus has transformed the site into a modern, accessible, and community-serving educational hub. The project delivers a new 45,000 sq. ft. school for children with disabilities—operated by First Children School—and a new 10,000 sq. ft. academy building for Koinonia Academy, along with rehabilitation of existing facilities and full-site beautification.

Purpose & Impact
First Children School is an NJDOE-approved institution serving Pre-K through high school students with multiple disabilities. The redeveloped campus expands access to specialized education, clinical supports, and therapeutic services for students from nine New Jersey counties, with 71% of families earning below 80% of AMI.

280 Park Place - $500M Multi-Phase Redevelopment

Project Overview
280 Park Place is a transformative, multi-phase redevelopment converting the long-abandoned Irvington General Hospital site into a vibrant residential and retail community. The completed master plan will deliver 500 multifamily and senior housing units, European-style public plazas, a restaurant, and a childcare facility in partnership with the Township of Irvington.
